LandSaleListings is a great site to know about if you're trying to list and sell vacant land specifically. The site offers a few paid listing options, but it also allows users to post listings for free (with only one picture). It's not necessarily the most versatile or beautifully designed site on this list, but it's another valid option that doesn't cost anything and can potentially get your ad seen by a new audience.
Contact the owners of surrounding parcels of land to determine if they want to buy it. Sometimes, a land owner will want to increase the size of her holdings. If your land has access to a road, water or another valuable feature, it can be particularly valuable to a neighbor whose land doesn't have that attribute. Your neighbors are also familiar with your land, the area and its prospects, so they should be able to decide more quickly than someone who comes into the area cold.
Here is an example of the kind of sites that I prefer: landandfarm.com Although these sites are not free, they charge no more than $40 a month for a basic listing package which is actually cheaper than eBay and tends to fetch higher prices as eBay buyers are typically deal hunters. These sites have easy to fill out forms requesting all the basic information a buyer will want to know prior to acquiring the land. They have easy features for uploading pictures and inputting maps. Don't expect the property to sell within the first month. However you should get some inquiries that first month and if you don't you will want to edit and adjust your advertisement or switch aggregator sites. Once you have a link to the property you can start sharing it on social media sites like Facebook and Twitter. You just never know if a friend of a friend might be in the market for your property.
Its the perfect time to sell your land and develop. With the housing market on the up and the need for housing never more apparent, its greatly welcomed to find articles like this helpling the layman find his way through what can be considered a complicated process. http://www.richardhicksdevelopment.co.uk can advise on this process, help gain permissions and hold the land owners hand if needed. Happy to help if anyone needs further advice following this helpful article.

Hi Prakash, the best way out to sell your property is to advertise your property through different media including online property portals like 99acres.com since online media is faster and quicker. You can also go for offline media options like magazines and newspaper in which you can easily give your advertisements in the classified sections and specific real estate supplements. Apart from this, you may also purchase a paid package service provided by various online portals in which they will charge you on a monthly basis and in return they will give prominence to your ad over non-paid ads. For paid package services, you may refer to 99acres.com and choose option buy our services: http://www.99acres.com/do/buyourservices

You will need to advertise an email address and phone number for people to contact you so you can field additional questions about the property. Most often, people will want to know if the property is free and clear of any liens or encumbrances including back taxes. They will want to know if there are any other closing costs, Home Owner Association Fees and other details regarding the property. Always be direct when dealing with your customers. If you don't know the answer simply say you don't know and that you'll find out or direct them to the appropriate resource. Typically a surveyor or the local county can help them with what they are looking for.
If you have chosen to sell your land privately, then you need to know that there are several ways that you can advertise your property. The absolute easiest way is to put out a ‘For Sale By Owner’ sign. This might give you better results than you expect. Many people searching for land simply get in their cars and drive around looking for a for sale sign. Make sure that you have some contact information on your sign.

The truth about land investing is that most people have no idea how powerful it really is. Land is a massive opportunity that most investors aren't paying attention to – and for the few land investors who know how to pursue this business with the right acquisition strategy, it's an extremely lucrative way to build wealth and financial freedom with real estate.
When you sell land by yourself, this is called a private sale. So, you will need to find a private buyer. It may help you to talk with local farmers if you are looking to sell raw land; farmers have all kinds of experience in purchasing land for their crops. If you are selling your land on your own without the aid of a real estate agent, this next section is for you.
Another surprise to landowners attempting to subdivide their land is that the act of subdividing can raise any number of additional requirements and costs on your land. While your existing parcel may have been grandfathered so that it does not have to comply with some newer laws and regulations, undertaking a subdivision can trigger a new set of impacts and requirements.
A type of local council zoning covers every home in a suburb. This is a planning instruction that tells developers and planners what can be built on different parcels of land. For most houses, the zoning is low-density residential – this means that only houses can be built on this land. But in some areas, high-density zonings are more common, or even mixed-use zonings. And zoning can change, if the plans for your suburb change. When a piece of land moves from low-density to high-density zoning, it has increased in value for a developer.

I just ran across this post from over a year ago. Great general info! There are also local websites, specific to certain cities or regions that will advertise your property for free. In my current area of Utah, the best site is KSL.com, associated with a local newspaper. When I advertised in Southern California, Craigslist was the best free site. In some areas, nothing beats a small flyer on a physical bulletin board at the local convenient store. The best advice in this article is the CONTENT and the PHOTOS. Nobody will find your property without the right search terms, including proximity to local landmarks and features by name! - Don't just say "near lake." Put "easy walk to Fish Lake." Once a potential buyer finds your ad, the photos can reel them in. A photo of dirt and a few trees is nice but perhaps you can include a pic of you in a hammock between 2 trees or by a campfire or fishing in the nearby stream. Buying land is often much more about emotion than a list of cost vs. benefits. If it is a rural building lot, show photos of nice, nearby cabins or homes that help a buyer visualize the potential. Also remember to list other components that might make your deal stand out like owner financing or lease with option to purchase.
It was a very simple process. Even though everything was done remotely, it was just as good as if I was standing in front of the person doing the deal. Paperwork was received really shortly after I spoke with Jake. We got it all signed, sent it back, and shortly thereafter we received the money. Everything was done very simply and it was very easy to do.
Thank you very much for the write-up. I learnt quite a great deal, being a novice in real estate business. As a matter of fact I stumbled on your article while searching for information about possible investment opportunities on a piece of land. One of our client conferred a nine-hectar piece of land to us and we’re considering what investment would be appropriate on it. That’s what pushed me to start searching for things to do before investing on a piece of land, and I must confess that your article provided 95% of the answers. Thank you again. I guess I know how to go about it now, who to talk to and what to look for. In case you’d like to know where I’m writing from, I’m based in Douala, the economic capital of Cameroon (Central Africa), a country so geographycally blessed with a long history of political stability and an accomodating business environment. If you happen to think of an investment opportunity in Africa put Cameroon on your priority list. Let’s keep in touch.

1. I never use loans when I buy vacant land, because I’m able to get my properties very, very cheap (and I’m only able to do this because I know where/how to find motivated sellers). Most banks won’t lend directly on land UNLESS you have an immediate plan to build on it – and this is why seller financing can be such a helpful tool when selling land (because most buyers will need it in order to do the transaction).
