Mortgagee’s consent. If your land is subject to a legal charge you will require the lender’s consent to the sale. If you are selling off part of a larger parcel of charged land you will need to obtain a release. This might mean the renegotiation of your financial arrangements, which again, is sensibly addressed early in the transaction. Speak to your relationship manager and your solicitor.
I’m learning the hard way about the hidden costs of buying empty land. Unless utilities are already there, it can be VERY expensive to run them from the street to the building site. For example, one parcel we looked at was about 1000′ feet off the main road where utilities are located. To run city water, gas, electricity, and cable could run anywhere from $10-100 per foot! Multiply that by 1000 and I better understand why developers say that they spend the same on running utilities as they do on the land. It may cause us to reevaluate our goals and possibly shift to buying a property that already has a rundown home on it.

Another benefit of subdividing for homeowners who would like to liquidate some of their real estate without having to sell the farm (literally), is that they may be able to both cash in on a portion of vacant land and stay put on the rest. Holding onto some of their land can give that property time to increase in value as the surrounding subdivided land becomes developed.
First and foremost, it is vitally important to understand what a property can be used for, and what the highest and best use of the property is. With a simple phone call to your local planning & zoning department, most offices can give you the answer to this question in a matter of seconds. Once you know the zoning classification (e.g. – residential, mixed-use, commercial, industrial, agricultural, etc.), ask them to give you some examples of what type of property would be allowed under each of these particular zoning classifications. They may even give you some ideas that you hadn't previously thought of. Once you understand the most ideal use of the property – you can quickly determine whether it will fit your needs (or the needs of those you intend to market the property to).
Hi Dave, thanks for stopping by. You’re right – it’s very hard for me to give you any concrete opinion on this (because there are a lot of factors to weigh with any piece of vacant land). I’d say if you’ve looked at all the potential downsides and established that there won’t be any issues from that end… and if you’ve got a fairly decent idea as to what the property is currently worth (and you’re buying it for a price that is significantly BELOW that number), then sure – there probably is a fair chance that you can make money on it.
We are an established Real Estate Firm looking to buy Raw Land in your area for short term and long term investment purposes. We have many highly satisfied clients who were glad to get CASH rather than have the burden or liability of property ownership. Many of these clients had plans for their property when they initially purchased it, but with time and circumstance…these plans changed.
My question is how does the land being full of trees affect the value? We received an estimate of clearing 1 acre of land of trees (logging plus stump removal & grinding) of $17K with a potential timber profit of $11k. It seems that my realtor is under the impression that the land is worth more because off all of the timber. In our opinion, it is worth less with all of the work plus out of pocket costs to clear for building.

Thanks for sharing, i understand that the paid methods for instant results is more effective than organic, but sometimes we get tired of choosing what kind of visual ads are more perfect to get ad clicked or receive more leads. but the websites you listed for ad postings for classifieds and lead generation are also cool methods to move with. still looking for something for Adwords and Facebook Campaigns as in these days not getting much leads from image ads :(.
After 10 years in the rental business industry, my husband and I opted to sell off our properties. We sold two through land contracts and another through a traditional mortgage sale. Though the steady monthly income was reliable, we opted to sell our larger note to pay down debt and free up our monthly budget. After testing the waters with 5 different firms across the nation, we selected to use First National Acceptance Company. Our agent was Richard Nzokou. Richard provided the best information with the most clarity on the process of selling our note. The offer and closing value were very fair. Richard kept a close eye on our sale through the approval process and kept me informed every day. I highly recommend this company and encourage you to work with Richard.read more

If you need to find a buyer fast, our company is in the land buying business. If you've got time to wait for a few months, then get it posted on your standard online sites (don't underestimate Craigslist!) and consider hiring an agent. If that doesn't work out or you don't feel like waiting, we've got a network of buyers at Landmark Property Buyers.
I have a home on a lot that is large enough to be subdivided. I met with the city to discuss subdividing and they said that each lot needs a 20′ street frontage (currently I only have a 20′ street frontage. They said that I can subdivide if I put in a drive tract to the subdivided section. However, they would consider the drive tract a road and as a result I would need to remove an attached carport because the rules indicate that a house needs to be 20′ from a road. The only reason that I need the drive tract instead of a typical driveway was to create the 20′ street frontage.
I have been meaning to write this review since April 2017 but we had been looking for a good solicitor for weeks for my mum. Me and my dad spent most the weeks trying to find a good solicitor and we finally found Paul Davis. All the staff at BHW are really friendly and hospitable and Paul Davis did a very good job with my mums litgation case. Would definitely recommend BHW especially Paul Davis.

Consider your own needs when pricing, and understand how pricing could impact buyers’ interest. When selling real estate, you sometimes have to choose between getting the highest price and possibly selling quicker. Plus, your pricing may be influenced if you need to sell for financial reasons. In addition to your own situation, pricing your property ultimately requires an understanding of the land market as a whole, why people are buying lots or land in that area and who these people are. A good real estate agent with land expertise can help greatly in this process.
