And last but not least, you can advertise it for sale online. Three sites that I recommend, especially if you need to sell your land fast, are Bid4Assets.com, eBay, and Craigslist.org. The internet should be your medium of choice for those of you who are selling land that is located in very secluded and isolated areas of the country, far removed from civilization, since there won’t be any people nearby to see your “for sale” sign.
Say, the property is going to cost you $150 per square foot to build and you expect a return on your investment at 10 percent. So, 1,000 square feet at $150 equals $150,000; which means you expect to get $15,000 back after your expenses, including management fees and debt service on the property, and some reserve. "Although in today's market, the return on investment is less than 10 percent and more like 6 percent. Calculate the most you are willing to pay the seller based on the outcome of your cost analysis," Veissi advises. Once you have done all of the analysis and appropriate planning, he says, you still need a contingency. You can think you have it nailed down and all of a sudden something crops up, unsettling your plans, he explains.
If a property doesn't pass this test, you could have a very difficult time building any type of dwelling on the property, so unless you're able to tap into the municipal sewer system (which will negate this issue altogether), be sure to give the county health department a call and ask them what is required to install a septic system (or connect to the local sewer) in your area. For a detailed overview of how a perc test works and how to verify the status of this issue, check out this blog post.
Your first point of contact will be your local council, They can tell you whether a precinct structure plan has been drawn up for the area, and advise of the process and timeframe of any existing masterplan. “It’s important to establish a rapport with local government,” Coutts advises. “They will be either your blocker or saviour. There’s no use having an adversarial relationship.”
I am giving giving House Heroes 5 stars for the excellent experience I had working with them. I unexpectedly received a dream job offer in Austin, Texas and had to quickly sell my house in Miami. I read the online reviews and testimonials for House Heroes and called them. Literally within minutes I was contacted and a very fair offer was presented within a day. I had already relocated by the time the sales was finalized and House Heroes made the sale and closing process very smooth and practically effortless. I whole heartedly recommend House Heroes – they were a hero for me!

I recently had the opportunity to work with Grace Chang regarding the partial purchase of a note that I brokered to FNAC in 2015. Grace informed me, out of the blue, that FNAC would purchase an additional partial, or the full remaining balance, if my client was interested. I contacted my client and she was very pleased with the offers from FNAC. My client happily opted to sell an additional partial, and, thanks to Grace's knowledge and professionalism, the transaction was completed quickly. Grace Chang is a pleasure to work with!read more

I am considering buying a quarter acre, to build a house for my retirement in a few years. I have never bought land before but it is in an area that will definitely increase in value over the next few years so I want to lock it down now and build the house I want later, rather than purchase a home and make payments in addition to my current home. Thanks for the tips on how to assess, my question is whether I should use a realtor and/or get a property appraisal. I will probably pay cash for the land. Thanks much!

My wife and I are thinking about selling our home and have been looking for tips to get it off the market quickly. I like that you suggest talking to building inspectors because they deal with large volumes of buyers on the market. Having connections is really important to get the word out so we might try talking to a few different real estate agents and contractors. Thanks for the help!
Thanks Seth. Great ideas! Going after investors if you have a property that could be an attractive buy for them is something most people wouldn’t think of. Chances are, that if an investor isn’t in the market, he/she probably knows others who are. Forums are also a good idea as people will actually look at and read posts as opposed to other platforms where people scroll through without a car.
Although the process of selling land is less complex than selling a piece of property with a home, this is still a process that requires the help of a professional. Real estate laws vary from state to state, so it’s important to work with an experienced real estate attorney when selling your land. The help of a professional becomes even more important if you’re creating a land contract.

Honestly, since you’re the buyer, there’s no real reason not to use a realtor (because they’ll take their money from the seller, not you). I’d just be sure to get one who knows their stuff (i.e. – make sure they have some level of experience dealing with vacant land, as it’s a whole different animal than what most realtors are used to dealing with).
These are great tips to help you sell your house faster. I especially like tip 30, to ask real estate agents if they know any cash buyers. Does this make a big difference in how fast the process goes? I’ll talk to my realtor and see if she knows of anyone in this situation. I’ll see which of these ideas we can use to get my house sold fast! Thanks!
Once you provide us with a few basic pieces of information, using our simple and easy to use Sell My Land Form, we will automatically receive a copy of that information and begin our review process. Using a mixture of county assessment information, recent local sales data, and research on comparable land properties in the area, we will determine what we’d be able to offer you for your land.
MLS usually is a first step for real estate agents when they get a new home listing, and it certainly should be part of any real estate marketing plan. But keep in mind that MLS is focused on marketing existing built homes, and should not be the only online marketing tool used for your lot or land listings.  LotNetwork.com was specifically designed for selling residential lots and land, and attracts targeted lot and land buyers like potential homeowners, builders, developers and investors, among others.
