Know what the land is zoned for. From the beginning, you need to have a clear understanding of what this land is zoned for. You don’t want to discourage buyers by keeping them waiting until you have the answer, and you definitely don’t want to mislead a buyer with incorrect information. It’s better to be honest and then refer the buyer to information about changing land classifications and zoning exemptions.
This whole subject always fascinates me, because it’s a pretty difficult question to answer. Even most appraisers don’t really know what they’re talking about when it comes to valuing land… a vacant lot’s true value is usually a very elusive number to nail down. You may want to see this blog post for more details on how I look at it: https://retipster.com/valueofland
48. Using a similar approach to how I find motivated sellers, you can find a list of all the properties in your area that have sold for cash over the past 6 – 24 months. From this list, create a direct mail campaign and contact them. Let these people know that you have some great deals on real estate and that you're looking for investors who want to buy them for cash.
Your first point of contact will be your local council, They can tell you whether a precinct structure plan has been drawn up for the area, and advise of the process and timeframe of any existing masterplan. “It’s important to establish a rapport with local government,” Coutts advises. “They will be either your blocker or saviour. There’s no use having an adversarial relationship.”
From what I've seen, Oodle probably has the most streamlined process for posting a property for sale. You don't have to navigate through page-after-page of details to post a property. Property sellers can fill out one simple submission form to get their entire listing compiled and posted in a matter of seconds (and it's especially fast if you already have the listing information prepared and you're just copying it from another source).

Your potential buyer needs to see more than just the words you use to describe the land. They also need to visually connect with the property via high quality maps and pictures of the parcel and surrounding area. You don't need to have 50 pictures but you do need at least five or so to give the buyer an idea of the terrain, soil and views as well as the road of where they would access the land. You should include a plat map (call the county for a copy), general area map (I like to use Google Earth for maps) and a topographic map is always helpful as well. You can always contact a local surveyor if you need help preparing the maps and getting the GPS coordinates.
I was contacted by FNAC about acquiring the note on the house that I have been owner financing. The representative I dealt with was Terrell Wade. He explained everything to me and assured me there would be no cost to me for their company to get all the paperwork they needed to close this transaction. I was very pleased with his professionalism and courteous manner as he explained things to me and answered all my questions.read more
You have to be careful, however, that the access road you create cannot also be used for subsequent developments in neighbours' gardens. Otherwise the developer, having bought your garden, will knock on your neighbours' doors and buy several back gardens. If this happens, Mr Noel said: "The access road beside your house, which you thought was only going to be used by a couple with one invalid carriage suddenly becomes the way into a development of 30 homes."
Honestly, since you’re the buyer, there’s no real reason not to use a realtor (because they’ll take their money from the seller, not you). I’d just be sure to get one who knows their stuff (i.e. – make sure they have some level of experience dealing with vacant land, as it’s a whole different animal than what most realtors are used to dealing with).
Prospective buyers for your undeveloped land are likely to have a multitude of questions. Prepare your information about the land ahead of time to be as informed and helpful as possible during the sale process. Buyers who anticipate building a home on the land will want to know about current or future access to public utilities and options for a septic system. Buyers more interested in recreational use will ask about zoning restrictions and seasonal weather conditions on the land. All types of buyers may have questions about nearby services, such as hospitals and commercial centers, as well as the quality of cellular reception on the land itself.
If an application is turned down, it is usually because access to the site is difficult or it adjoins a main road. The ideal building site has frontage on an existing road. As little as 30 ft to the side of your house can provide enough land for a new house, although permission is more likely to be given on tight plots if existing houses in the street are closely packed.
