I am searching for land also. I would like it to have a septic and well. I have been using zillow and landwatch.com. I have tried reaching out to real estate agents for help but they haven’t been very helpful. I was wondering would you be able to share how you find this property with elec, well and septic? Was it posted online or through a real estate agent, etc?
If a property doesn't pass this test, you could have a very difficult time building any type of dwelling on the property, so unless you're able to tap into the municipal sewer system (which will negate this issue altogether), be sure to give the county health department a call and ask them what is required to install a septic system (or connect to the local sewer) in your area. For a detailed overview of how a perc test works and how to verify the status of this issue, check out this blog post.

Usually valuations in a situation like this are based on an appraised (or negotiated) value per acre or square foot, and then a survey determines the precise size of the sliver of land that is being conveyed at that rate.

Hi Noam – I don’t check them all, every time. Many of the issues can be immediately ignored based on where the property is located, it’s size, and what it would most likely be used for, etc. For example – if a property is in a mountainous region, flooding will almost never be an issue. If the property isn’t ideally suited for building, then utilities and septic don’t matter. You get the idea.
I’m so happy that you mentioned to send out letters to your neighbors that say you are planning on selling your place. My sister had the worse time trying to sell her place. She put ads online and in the newspaper, talked to real estate agents, and tried other methods. It wasn’t until she sent letters out to her neighbors that she got a response. All in all, don’t give up! You’ll find someone to buy your place one way or another!

Thanks for sharing, i understand that the paid methods for instant results is more effective than organic, but sometimes we get tired of choosing what kind of visual ads are more perfect to get ad clicked or receive more leads. but the websites you listed for ad postings for classifieds and lead generation are also cool methods to move with. still looking for something for Adwords and Facebook Campaigns as in these days not getting much leads from image ads :(.

My husband and I have a lot of land that we don’t need, so we have decided that we should sell it. We are very busy with work and our family, so I like the idea of selling it in a way that won’t take a lot of time. I like the idea you give of auctioning off the land because we will be able to find people that are wanting to buy real estate quickly. Buyers of undeveloped land will have fewer and less attractive financing options through banks than other real estate buyers will. Banks ask for large down payments on undeveloped land and don't offer interest rates as low as those available for new homes. As a result, finding a buyer for your land will be more difficult. If you can afford to offer your own financing, you will open the door to a larger pool of prospective buyers. Hire a lawyer or real estate agent with experience in seller-financed deals to lay out the terms for this type of sale.

After identifying your likely buyers, try to think like them so you can focus your message to convey what they need to know about your property. Have information ready about schools, shopping and other nearby amenities. For developable land you can be prepared with zoning information and insight from local authorities about the location and capacity of water and sewer service. Each property is different, so customize your information for your situation and your targeted buyers.
